Established full-service commercial real estate company seeks to hire a Senior Property Manager to handle a retail portfolio with your time split - 2 days onsite property in Vinings and remaining 3 days in Duluth corporate office. Although an onsite/in-office role, management is very understanding and will allow you to work from home on occasions like taking care of sick child, having to meet a home repairman, etc. Early release on Friday - 3:30pm or 1pm if holiday weekend. Company specializes in asset and property management, landlord leasing, tenant representation, investment sales, as well as construction and redevelopment in partnership with a sister company.

The senior property manager is responsible, both directly and indirectly through other team members, for maximizing the value of a portfolio of assets, both physically and fiscally, based on the specific goals of the owner, through the provision of excellent tenant service, effective administration of leases, skilled management of staff and vendor contract relationships, and successful partnering with accounting and leasing teammates. Also tasked with partnering with the EVP of PM to mentor and grow those reporting to you while also contributing leadership to the department as a whole through the establishment of best practices, policies, and procedures.

PRIMARY RESPONSIBILITIES:

• Support successful tenancy through the provision of timely, considerate and high-quality service.
• Maintain positive/professional relationships with tenants to ensure lease compliance, including legal proceedings as necessary.
• Partner with and enjoy accounting and leasing teammates to ensure a seamless/holistic stewardship process.
• Carry out periodic property inspections in order to guarantee contractor performance and remain aware of conditions.
• Manage and learn from vendors/contractors to guarantee quality and value are achieved.
• Prepare and adhere to annual capital/expense budgets and act as review point for reconciliation process.
• Schedule and manage capital and expense work to comply with budget timing.
• Oversee tenant construction.
• Prepare portions of monthly reports, including explanation of budget variances.
• Support and contribute to a positive and enjoyable working environment.

QUALIFICATIONS:

• Bachelor's degree helpful but will accept combo of education and experience in lieu of.
• 5-7 years' experience in managing retail preferred. Office/medical/mixed use/industrial experience a plus.
• Deep understanding of budgeting/reconciliation process.
• Experience managing and mentoring others.
• Real Estate License will be required, but you can obtain after hire; RPA, CPM, CCIM, or LEED recognitions preferred.
• Must be a self-starter, self-disciplined, and highly organized.
• Proficient in MS Word, Outlook, and Excel with Yardi most helpful.
• Excellent verbal and written communication skills.
• Dependable, strong work ethic and ability to work well with clients and team of Property Managers, Accountants and Leasing Agents.

Company offers a salary to $115K plus bonus (averages 5-7%), and benefits include 401k with 4% matching, medical (100% paid for employee), health savings account, dental, vision, Life/AD&D, STD, LTD, 8-10 paid holidays, 16 days PTO upon hire and increasing 1 day per year of service, up to 26 days, 5 days maternity/paternity, Major Illness/Temp Disability (including birth of child) - 2 weeks 100% of pay + 2 weeks 50% of pay; and 3 days bereavement.
