Position Overview
The primary company representative responsible for the overall direction, completion, and financial outcome of a project. Directs and supervises activities related to contract administration, communications, subcontractor procurement, project financial projections, and schedule requirements to ensure projects are completed in a quality, timely and profitable manner. Maintains a focus on meeting and exceeding customer needs and expectations. Builds business with current customers by delivering on commitments and creates new business with potential customers in a proactive manner, promoting all Gallant services.
Key Responsibilities (Essential Duties and Functions) Project Financial Responsibilities
- Creates and manages project’s budget and coordinates all necessary project invoicing and cost commitments
- Knows and understands the requirements of owner’s contract, including insurances, bonds, fees, notifications, schedules, reporting, and costs
- Develops and completes monthly projected cost report on time
- Creates project fee schedule / cost analysis projection within 30 days of project award and terms of agreement acceptance
Preconstruction Services
- Collaborates with Owners and Consultants to prepare, review, and monitor information and reports related to all costs involved in developing the project’s budget
- Takes ownership of process for determining the quantity of budget estimates/project scope deliverables to client
- Manages the contracting process, which includes holding initial scope review meetings, finalizing agreed price, developing subcontractor’s scope of work, managing the contract and final execution process
- Develops a Gallant progress/performance review (client satisfaction survey with ongoing project) with the client and administers it
- Lead all pricing efforts from service work request to additional scope request from client
Project Start-Up and Scheduling
- Collaborates with Gallant Superintendent, subcontractors, and suppliers to create a project schedule inclusive of all major activities, deliverables, milestones, and completion activities
- Develops an organizational and responsibilities matrix at the start of each project and determines the resources needed for the project (e.g., people, systems, tools, internal and external services) and conducts internal and external project Kickoff meetings
- Reviews the contract documents with all project participants (e.g., Client, owner vendors, subcontractors, suppliers, government regulators, utilities) to ensure work is completed to meet the project timeline and budget
- Coordinates and delivers all requirements for subcontractors and vendors to meet project schedules
Project Administration, Operations and Close-Out
- Responsible for project administration and daily operations. Prepares and maintains the overall project schedule, milestone dates, and schedule impact items. Reviews with project staff each week and assigns responsibilities, execution, and follow-up plans
- Responsible for conducting weekly Owner/Design Team meetings with updated project information (e.g., Schedules, RFI, Submittal, Quality, CO Logs…)
- Responsible for all Owner progress billings and associated subcontractor invoice/payment procedures
- Establishes relationships and communication tools as needed with subcontractors and other key people to verify all project milestones are delivered when necessary. Ensures that all understand performance standards, quality and expectations
- Ensures that project site and team are secure and always maintains a safe and respectful working environment by implementing programs for safety (jobsite safety reviews/audits), risk management, training, and quality control
- Provide oversight and management of Project Closeout Documentation ensuring compliance with project requirements and timely delivery
Promote Customer Relations
- Builds effective relationships with customers, design teams, subcontractors, vendors, and user groups that reflect and support company core values and meets or exceeds the customer’s expectations
- Actively participates in industry, client, and community relations to enhance company image
